The land is irregular, and southern portion wet, but should drain well.
It is seasonably wet -- which does mean "Swamp"; Florida is actually Bog-Land.
The surrounding land all drains into the property and then runs south.
For bamboo growth -- great conditions.
Cotton and other row crops -- not so good.
The north-west corner of the property is nicely elevated and will serve as land fill -- over one-hundred acre-feet of dirt to be used to level out the property and raise the land for residential development. The three acre, abandoned railroad is 100 feet wide and will be lined with pine trees and used as the driveway into the park. Planning to have a 10-15 foot border of pine trees skirting the entire property along with drainage ditches. Clearing the land is expensive. The plan has taken many forms on this front and has settled on the purchase of a CAT D8 Cable Doser and Pull Pan -- pictures pending. The Doser will tackle the brush and 2-3 year old pine stumps left from when it was cleared, and dig a very large pond (or small lake) in the south to provide more leveling dirt and dry things out. The city of Dothan is about seventeen miles away. The town of Slocomb is about two miles away. The road to the left is paved. Utilities (except sewer) are available but will cost a lot to reach homesites. |
